Grading Begins For Development Of Nearly 100 Condos In Newhall


The initial grading has begun for the development of nearly 100 detached condos near the corner of Dockweiler Drive and Sierra Highway, with construction set to begin within the next several months.

Located on over 19 acres of land near the intersection of Dockweiler Drive and Sierra Highway, the “Dockweiler 21” development is set to hold 93 detached single-family condominium units, according to officials with the City of Santa Clarita.

“They officially started grading last month in December,” said Mike Ascione, case planner for the development. “It’s expected to last a couple of months.”

Initially approved by the Santa Clarita Planning Commission back in December of 2019, the Dockweiler 21 development is set to include a recreation center, a community pool, and several private streets and sidewalks. 

Surrounding the proposed development are single-family homes, apartments and the cross streets of Sierra Highway and Dockweiler Drive.

Originally submitted on Sept. 25, 2019, approval of the project had been delayed at the time by several weeks due to the easement agreements not being completed in time for agenda posting, according to the commission.

Then, in December of that year, the commission approved the project after adding three modifications to the initial proposal, including: 

  • The addition of a sign that lists the phone numbers for both the contractor and the City of Santa Clarita during construction
  • An examination of whether or not it would be “feasible” to add a secondary emergency exit in the area
  • A limit to the heavy construction between 7 a.m. and 5 p.m. Monday through Friday, and 8 a.m. to 5 p.m. on Saturdays.

However, Ascione said that officials determined that a secondary emergency exit “wasn’t possible” following a “thorough analysis.”

While vertical construction of the condos is set to begin immediately after the completion of the initial grading, officials did not have an exact timeline regarding when the project would be completed.
