Selling Your House? Use These 6 Tips To Sell It Faster

Looking to start the process of selling your house any time soon? That’s great, but whether you’re looking to sell, buy, or even just update your home, there are always things to consider. First on the list is making sure your home is presentable for prospective buyers, ensuring it gets the attention of the market you want it to have. There are numerous ways you can do this, so here are my top six:

Make a plan.

Make a plan for everything that needs to be done to get a house ready to sell. It’s a common misconception that a home will sell itself once it’s on the market, but the average home takes four months to sell, according to NAR’s 2016 Profile of Home Buyers and Sellers. Before you start showing your home, write down a list of everything that needs to happen to get it ready, from cleaning out the closets and painting the walls to hiring contractors to replace the roof and fix the AC.

Often, homeowners take on renovations in stages—say, fixing up one room at a time or going from dark paint colors in one room to lighter ones in the next. It’s a good idea to plan out a similar sequence for getting everything in order. List everything that needs to be done in order from top priority down, when you’ll do them and when you expect them to be completed.

Fix the major stuff

A lot of people think major items like the roof, foundation or plumbing are the most important repairs they should tackle before selling. Nope! According to Zillow’s 2018 Housing Confidence Survey, more than 50 percent of buyers rank curb appeal as one of their top three considerations when looking at a home to buy. If you don’t have it, get it! And if you do have it, get better photos! Engineering issues are really important, but few buyers are qualified to spot them or even know that they’re there. They’re more likely to look at curb appeal and decide whether they like what they see.

 Get a professional photographer to take pictures of your home.

Your pictures are the first thing potential buyers will see. And, remember, most people will be considering your home from a desktop or mobile device, so a good picture taken from a top-down view with a wide lens that captures room layout may be the only view some people get of your property. Take some time and look at pictures of other homes on realtor websites or on Pinterest to see what kind of pictures you like and avoid for yourself.

Put Up a Yard and Lawn Sign

Attracting buyers is key to selling your house, and real estate agents know this. That’s why many of them offer yard and lawn signs as incentive for potential buyers to drop by. A 2017 Zillow Group study found that yard signs can increase a home’s internet views by as much as 60 percent. In fact, some real estate agents even pay for them or give them away to potential buyers as an incentive to drop by.

The Right Price

Your home is most attractive when it’s priced properly. If you set the price too high, potential buyers will think there’s room for negotiation, and they might low-ball your offer. If you set the price too low, buyers will think there’s a reason it’s so cheap, and they might use this against you later in the negotiation process.

Get Professional Help

Hire a real estate agent to help with the sale. Ensure that they are experienced and not just someone who suggests high sale prices. Also, get an appraiser to compare your house with those recently sold. The appraiser will add value and deduct it where necessary, making it easy to set the asking price.
