Pico Canyon Development In Stevenson Ranch Approved Despite Community Petition


Despite community opposition, the development of 37 new homes in the Pico Canyon area of Stevenson Ranch was approved Wednesday by the Los Angeles County Regional Planning Commission.

During a meeting Wednesday morning, the Los Angeles County Regional Planning Commission approved the development of the Canyon View Estates project which would bring 37 new homes in the Pico Canyon area of Stevenson Ranch in spite of a petition signed by over 780 people to halt construction.

Kimberly Patterson, a resident of the area, began a petition last month to halt the development of new homes in the area, which would be constructed by extending the existing Magnolia Lane. The petition has been signed by over 780 people.

Patterson lists fire danger, unstable soil and negative environmental impact as reasons why she opposes the construction.

“We have been evacuated out of our home 4-5 times since I’ve been here,” Patterson said. “We are worried not only for the fire danger for all of our community, but now we’re going to be forcing 37 new families to be purchasing without full disclosure of the imminent danger they are in.”

Evacuations would become more complex if the new development were built, according to Patterson. The development would only have one exit via Magnolia Lane, causing an increase in traffic and added difficulty during evacuations.

“There would be an estimated increase of 400 cars a day on Magnolia,” Patterson said.

Additionally, the Stevenson Ranch resident said widespread settling issues in the area make the construction of new homes irresponsible.

“The other reason we were in opposition was because there are such expansive issues with settling,” Patterson said. “The houses in this area have settling and cracked foundation problems because of the soil.”

She added Williams Homes had fixed these issues in existing homes, but had homeowners sign non-disclosure agreements before doing so.

Local residents hope to appeal the decision before the May 30 deadline.
